The bigger swing is the install conversion, not the box. Condensing furnaces need PVC intake/exhaust, a condensate drain (sometimes a pump), and proper trap layout. "I appreciate that you want the most efficient option. In your specific situation, the install complexity and the savings math don't quite line up. I'd actually recommend the mid-tier 95% or in some cases a quality 80%. I don't want to sell you something that's going to underperform its promise in your house."
Overselling the wrong furnace creates callbacks, regret, and lost referrals. Honest downselling builds trust for every future job at that address.
The 2028 rule as context, not pressure
DOE's amended standard requires covered residential gas furnaces manufactured on or after December 18, 2028 to meet 95% AFUE. ACCA confirms there's no sell-through limitation — inventory made before that date can still be sold and installed.
